Overview

Memoir Apartments was envisioned as a boutique, architecturally refined multi-residential project in Brighton, designed to meet the expectations of a high-end market. But partway through construction, mounting technical failures and delivery missteps destabilised the build, leaving the project in serious jeopardy. Goodform was brought in during a critical window, not just to continue the build, but to recover control. From site security and forensic defect investigation to re-scoping and re-costing, the focus shifted to structure, stability, and protecting the long-term viability of the asset.

Results

Memoir Apartments entered recovery with no verified cost plan, no clear defect responsibility, and fractured alignment between client, legal, and financier stakeholders. Works had already been completed with no documentation or oversight, leaving critical risks unresolved. Goodform implemented a three-stage recovery model, securing the site, independently scoping defects, and introducing a staged forward delivery plan built around actual scope, not assumptions. Transparent reporting, fixed-cost overlays, and performance-led contract structuring restored operational control across all fronts. The result is a project that’s not only back on track but positioned for stronger delivery than originally forecast. With stakeholders now aligned around an auditable recovery model, investor confidence has been stabilised and cost control re-established. Insurance positions are protected, legal risks contained, and forward works mapped with clear accountability. What began as a project in free fall is now a viable, high-value asset, moving toward completion with clarity, control, and renewed trust in its future.
